From architect RIBA Stage 3/4 drawings to commissioned handover in four structured steps
Site Survey & Architectural Review
We review your architect's GA drawings, measure dynamic mains water flow/pressure, inspect incoming electrical supply (single or 3-phase), and issue an itemised fixed-price proposal.
Coordinated CAD Design & Calculations
Room-by-room heat loss, domestic hot water sizing, MVHR duct routing, electrical load schedules and fire suppression coordination so no pipes, ducts or cables clash on site.
Materials Procurement & First/Second Fix
Plant, cylinders, boilers, heat pumps, distribution boards and pipework are delivered to site and installed in lockstep with your builder's programme by registered engineers.
Commissioning & Digital Compliance Pack
Pressure testing, power-flushing, Part F airflow balancing, BS 7671 electrical certification and Gas Safe sign-off. You pay the final 30% on completion — with £0 retention.

We are the architect's nominated M&E builder: the architect designs and specifies, we deliver the coordinated M&E package — design, compatibility, compliance and installation — and you appoint us directly, so there is no main-contractor markup on your M&E works.
Our payment terms are simple and honest: 10% on design, 60% before materials and 30% on completion. Nothing is held back as retention, and the credit agreement on funded works sits between you and your lender — never with us. Vetted subcontractors are paid by you directly, so our margin is on the design and project management we actually deliver.
