Fire suppression maintenance — scope and pricing
We maintain the fire systems we install, and systems installed by others where the design and component records are available. The scope is fixed in writing, so you know what the annual visit covers.
- Water mist (BS 8458): annual service of the pump/controller, heads and valves, flow check, fault-log review and certificate.
- Residential sprinklers (BS 9251): annual service, flow and pressure test, alarm and valve checks, certificate; the 10-year internal inspection is quoted when due.
- Fire & smoke curtains (BS 8524): annual drop test, controls and battery back-up check, fire-alarm interface test.
- Fire alarms (BS 5839): periodic inspection and servicing to the category of the installed system.
- Dry and wet risers (BS 9990): annual pressure and flow testing.
How fire maintenance is priced
- Standalone dwelling: £250–450/yr — one annual visit, travel and mobilisation included.
- Portfolio / per unit: £150–280/unit/yr on multi-unit sites; the rate reflects access, ceiling heights and the number of heads per unit.
- Care homes: £40–55/bed/yr at operator scale.
- Quoted separately: annual curtain drop tests (per opening), alarm servicing (by BS 5839 category) and any repair parts.
Prices are indicative, exclude VAT and are confirmed after a review of the site records. We do not issue a maintenance certificate for a system we cannot maintain to its standard — if the records are missing we say so in writing before the contract starts. Our current certification status is published on the certification register.
Why Take a Maintenance Contract?
- Landlord legal duties: gas safety every 12 months, EICR every 5 years — non-negotiable, we handle them on schedule.
- Tenant safety: serviced appliances and verified electrical installations keep your property compliant and your tenants safe.
- Equipment lifespan: regularly serviced boilers and systems last years longer and run more efficiently.
- Fixed cost: one predictable monthly payment instead of emergency bills.
- Compliance trail: certificates archived and renewed automatically.
Accreditations & Compliance
All maintenance work is carried out by certified specialists:
Fire suppression and curtain maintenance is delivered with manufacturer-authorised partners while our own manufacturer authorisation and independent third-party certification (IFC SDI-22 sprinklers / SDI-25 water mist) are in progress — planned for 2027, not yet applied for. No BAFE, FIRAS or LPCB accreditation is claimed; see the certification register for the current status of every credential.
